At APA Property Services Ltd, we will advise on and establish the most appropriate procurement method and then administer the contract and at all times during the pre-construction, construction and post construction phases pro-actively manage the process to ensure that the clients goals of time, cost and quality are achieved.

As part of the Project Co-ordination service and in addition to Contract Administration, we are able to offer as either a stand alone or as a whole package, detailed design specifications and schedules of work, including preparation of architectural drawings, planning and building regulations applications for new build, alteration, refurbishment and improvement of commercial and residential properties.

Procurement Method - advice on the most appropriate method of designing, specifying and tendering the required work, including advice on the most appropriate form of building contract to use.

Contract Administration - preparation of the most appropriate form of contract, (the legally binding document that establishes the obligations of each party to the contract). Periodic monitoring of progress on site in order to agree a value of the completed works for which payment is due. The amount due is stated in a Certificate of Payment provided to all parties and no money should change hands prior to the Certificate being issued. Preparation of a snagging list and final account, defects liability period and percentage of retention.

Specification and Schedule of Works - an itemised document stating the works required and against which competitive tenders can be obtained from a number of contractors.

Certificate of Payment.  During the contract administration APA will periodically issue certificate of payments for the release of money to the contractor, whilst witholding a 5% rentention of each payment.  Following satisfactory completion of the works APA will issue a Practical Completion Certificate indicating the commencement of the defects liability period and release 2.5% of the retention.  At the end of the defect liability period APA will visit the premises and undertaken a final inspection, if any defects have occurred the contractors will be instructed to return and complete the works before the final payment is released.
